Luckily, a few of our REALTORS® are cleaning pros. They've pulled together this list of their top secrets for making your stainless steel sparkle. 

Before you start cleaning, you'll want to make sure you have some soft microfiber cloths. This is your best option as they're non-abrasive and won't cause scratches. 

Always avoid things that can damage the surface of your appliances, including steel wool, scouring powders, ammonia, or bleach. Instead, try one of these four simple and effective cleaning methods.

1. Vinegar and Mineral Oil
   This may sound more like a recipe for salad dressing than a cleaning technique, but stick with us! First, you'll want to gather your supplies. You'll need your microfiber cloths, white vinegar in a spray bottle, and mineral oil. Always avoid food-based oils, like olive oil or vegetable oil, as they can go rancid. You may also want to have some paper towels handy. Start by determining the direction of the grain (horizontal or vertical) on your stainless steel appliances and make sure that you clean in the same direction. Spray down the appliance with the vinegar and wipe it down using the soft cloth (or paper towels). This should take off the first layer of grime and start to reveal some shine. Once you've removed all the vinegar, dip a soft cloth in just a bit of oil and use it to polish the surface. Make sure to rub in the same direction as the grain. Keep in mind that a little bit goes a long way, and you can always go back for more. With just a little bit of elbow grease, all of the streaks and marks should disappear, leaving you with a shiny surface that looks brand new. 

2. Window Cleaner
   If the surfaces of your appliances aren't dirty, sometimes a bit of window cleaner (like Windex) will do the trick. Just make sure it's free of ammonia. Simply spray the cloth down with the cleaner, then use it to wipe down your appliances. 

3. Dish Soap
   When you're dealing with stubborn water stains and dark streaks, then dish soap can sometimes do the trick. Just mix one teaspoon of gentle dish detergent in a quart of hot water. Dip the cloth into the mixture and use it to scrub the mark. Then, dry it off immediately. Once the marks are removed, you may want to use the vinegar and oil method to give your appliance a lasting shine. 

4. Commercial Stainless Steel Cleaners
   One of the most hassle-free ways to clean your appliances is to purchase commercially made stainless steel cleaners. These come in both sprays and wipes and are guaranteed to give you a flawless result every time. However, if you don't have them handy, the above methods will work just as well.

Who says you can't have a garden in the desert? Our REALTORS® love the convenience of eating fresh fruits and vegetables from their own backyard. Plus, making a raised garden bed in your Las Vegas home is super easy. Follow these 10 simple steps. 

1. Choose the Container
   Raised beds come in a variety of materials such as cedar, recycled plastic, and galvanized steel. You can also choose from semi-DIY, modular, and fully constructed beds. A depth of 10-12" is recommended to give roots plenty of room to develop.
   
   
2. Decide How Many Beds to Plant
   If you're a gardening newbie or have limited time, you might want to start with one. Three or four beds will give you a healthy amount of space if you plan to cultivate a good variety.
   
   
3. Plan Your Produce
   Your personal taste will be your best guide, but popular fruits and vegetables that grow well in Las Vegas include tomatoes, broccoli, asparagus, cantaloupe, and strawberries. Herbs such as cilantro, basil, rosemary, and sage thrive outdoors and let you add flavor to cooking without increasing calories.
   
   
4. Research Appropriate Planting Times
   Generally speaking, spring and fall are optimum planting seasons. More specific timetables can be created based on the types of fruits and vegetables you'll be planting.
   
   
5. Find the Right Location
   Eight hours of daily sun is a good rule of thumb, so look for the spot with the greatest exposure to sunshine. Stay away from lower areas where the soil can get too waterlogged.
   
   
6. Remove Grass and Weeds
   Las Vegas soil tends to be hard and rocky, which inhibits proper water retention in plants. Also, its high salt content is toxic to plant growth. Once you settle on a location, remove grass and weeds and loosen the soil to an approximate depth of 6-10" for enhanced moisture retention and drainage.
   
   
7. Add Soil
   As the source of nutrients, the soil is the most important factor in successful gardening. For raised garden beds, experts recommend a blend of 60 percent topsoil, 30 percent compost, and 10 percent potting soil. If high-quality topsoil isn't available, go with equal parts potting soil and compost. Avoid peat moss, which is too acidic for growing most vegetables.
   
   
8. Fertilize as Needed
   Soil needs a little help providing plant nutrients, so supplement the beds with an all-purpose organic fertilizer. For best results, put down one layer at the time of initial planting and repeat at midseason.
   
   
9. Keep Seeds Watered
   The hard coating on seeds needs to remain moist for them to sprout. After the initial planting, water the beds to a depth of several inches and keep the soil consistently damp until the first set of leaves emerges. Place an "awning" of garden fabric or shade netting over the beds to improve moisture retention. The covering can be removed once plant growth is established. Going forward, watering should be at a minimum except during periods of hot, dry weather. 
   
   
10. Remove Weeds
    Intensive planting, where crops are spaced close together, reduces the incidence of weeds. When they do occur, remove weeds immediately to prevent them from taking up valuable space and nutrients.

A condo -- short for condominium -- is a dwelling unit that, like an apartment, is usually located in a building with other units. Your neighbors may be above you, below you or next door. The difference between a condo and an apartment is that you own the condo.

   Because you are not responsible for the maintenance of a condo, you will pay fees for the cost of the maintenance for the grounds and building.    Some condos will come with certain amenities, such as storage areas, a parking space, or space for your guests to park. It's important to find out what these amenities are before you buy. 
   
   
5. Rules
   All condo associations set rules, so be sure to check them out before you buy into a building. For instance, most buildings will have certain rules governing the ownership of pets, including what type of pets you may have. Condo associations typically establish rules for governing noise, where your guests may park, and home improvements such as painting. 
   
   
6. Special assessments
   It's not unusual for condo associations to vote for special assessments to fund major repairs, such as a roof. Discuss any special assessments that the condo association has been involved with in the past, and ask about any that might be coming up.

1. Turning Utilities On and Off
   Few things are more frustrating than arriving at your new home and realizing that the gas hasn't been turned on, or there's no electricity. Be sure to notify your utility companies before you move so all your services are discontinued at your old house, and either moved to or started at your new one. The same goes for Internet service, cable TV, and trash pickup. 
2. Getting the Right Moving Supplies
   Moving is hard enough, to begin with. Don't let a lack of supplies make it harder. Be sure to stock up on all the packing materials you need, including:

• • Boxes. Get them in a variety of sizes: big ones for lightweight stuff like pillows and bedding, and smaller ones for hefty items like books and kitchenware.
  • Packaging tape. Don't skimp; get the strong stuff so you can be sure your box won't fall apart while you move. 
  • Labels. There are a few different ways you can go, but make sure you have some way of labeling every box, so you know what's in it.  

3. Making an "Essentials" Box
   Too many families pack everything they own without thinking about what they might need on day one. That can cause a lot of headaches, so save yourself a lot of trouble by packing an "essentials" box that has everything you might need the first day after you move. The precise contents of this box will be different for everyone, but good things to consider include:

• • Toiletries and cosmetics
  • Clothes for your first couple days
  • Snacks and beverages
  • A few of your kids' (or pets') favorite toys
  • Any tools you might need to get set up

4. Packing All Your Stuff
   Seriously, you'd be amazed how much stuff gets left behind when people move, and not always on purpose. It's easy to accidentally leave things behind when you move, so take extra care to double- and triple-check every corner of your old house before you turn in your keys. Some of the most commonly left-behind items include:

Users of FilmFreeway, a festival submission platform, rate the Dam Short Film Festival in the top 1.5 percent of more than 7,000 film festivals and contests worldwide. The largest film festival in Nevada is also one of the most popular cultural events in the state.

The festival's roots date back to 2003 when Lee and Anita Lanier formed a non-profit organization devoted to sharing their love of short films. Over the previous 15 years, the pair had worked in film production and computer animation while directing half a dozen of their short films.

In 2005, the festival made its official debut with screenings at the American Legion Hall. As the festival's scope expanded, it moved to the historic Boulder Theatre in 2008. John LaBonney served as festival director from 2012 to 2019, and under his stewardship, the festival began attracting sell-out crowds.

The Boulder Theatre

The background of the Boulder Theatre is a worthy topic for its own short film. Built-in 1931, the 400-seat theatre was at one time the only air-conditioned building in the Boulder City area. Legend has it that laborers working on Hoover Dam would splurge on a 25-cent ticket to escape the blistering heat for a couple of hours.

Sadly, the influx of high-tech cineplexes in the mid-90s led the Boulder Theatre to close its doors. But the theatre gained new life in 1999 when it was purchased by Amy and Desi Arnaz Jr. to house their non-profit Boulder City Ballet Company. As the son of iconic power couple Desi Arnaz Sr. and Lucille Ball, Desi Arnaz Jr. himself is Hollywood royalty. 

Festival Programming

• Each year the festival screens between 120 and 140 short films. While submissions are limited to a run time of 40 minutes or less, both live-action and animated forms are accepted. 
• The festival's eight distinct categories include drama, documentary, animation, sci-fi/horror, music video, Nevada filmmaker and student. Nevada filmmaker submissions must be created by a director who is a resident of the state, or the production must be completed primarily in state. Student submissions must be created while the director is enrolled in a school, college, or university.
• Awards are given to the top film in each category by audience vote. The audience also votes on a Best of the Fest winner. The Leslie Paige Award for Excellence in Short Filmmaking is determined by the festival board of directors and includes a $1,000 cash prize.
• Programming blocks are organized by theme across the four days of the festival, with award winners screened in a special presentation at the festival's close.
• Past submissions have included the participation of top film professionals such as Oscar winners Louis Gossett Jr. and Tom Hanks.

1. Understand the Purpose of an Inspection
   With the financial investment involved, home buyers are entitled to an accurate evaluation of the property's condition. Inspectors will review everything, but primary issues of concern are problems involving safety, structural defects, and building code violations.

   No, a dirty floor won't impact the report per se. What it will do is cause the inspector to question the quality of overall maintenance right from the start.

   Inspectors need to check every part of the home, so make sure to unlock the attic, clear a space around the furnace and hot water heater and remove any clutter. Don't forget about the garage and exterior, including the yard.

• Inspection Fee - Before you can purchase a home using financing, a professional must check the house for damage or other problems. A home inspection typically costs between $100 and $400.
  
  
• Title Search and Title Insurance - This is a service performed by a title company to ensure no other parties have a legal claim to the property. The search is usually between $150 and $200, while title insurance typically costs about 1 percent of the property's price.
  
  
• Recording Fees - Recording fees are what the local government charges to record your purchase transaction. They usually run between $40 and $60.
  
  
• Transfer Tax - When you purchase a new (to you) property, you'll owe transfer taxes. The cost will vary depending on where the home is located.

Taking the leap into self-employment is one of the most rewarding things you can do. Unfortunately, it also leaves you with a whole new set of issues to deal with. Things that were once simple, like getting approved for a loan, are now more challenging. 

If you're self-employed and looking at Las Vegas homes for sale, you might wonder how much trouble you'll have getting approved for a mortgage. Don't worry too much: Our real estate agents help entrepreneurs buy new homes all the time!

These simple tips will help you go through the mortgage approval process with ease. 

• Document Your Income
  The ability to properly document your income is one of the biggest challenges faced by self-employed individuals. Your lender will not only be looking for proof that you earn enough throughout the year, but also that you don't experience wild income fluctuations that could impact your ability to pay a monthly mortgage.
  
  While most people who work for an employer would simply provide copies of their W-2 documents, you'll have to jump through a few more hoops. You'll typically need to provide your last two years of tax returns and show that your business income is steadily growing year-over-year. You may also need to show profit and loss reports or 1099 tax documents.
  
  
• Understand Your Debt-to-Income Ratio
  It's not uncommon for self-employed business owners to pay their business debt from personal accounts or to use their personal credit cards for business expenses. Doing this can throw off your debt-to-income ratio (DTI), making it hard for you to get approved.
  
  To calculate your DTI ratio, add up all the monthly payments you make to lenders (ex. student loan, auto loan, etc.) and divide this total by your gross monthly income.
  
  In general, lenders like to see this ratio below 36% of your gross income—but this number would include your potential new mortgage payment. Assume, for example, that you have $500 in monthly debt payments now and your new mortgage would be $1,200 per month. If your income was $6,000 per month, your DTI would be 28.3%.
  
  A challenge that self-employed people face is that lenders use your net income (after business expenses) to calculate this ratio. In the example above, if you had $1,000 per month in business expenses, only $5,000 would be counted as your income, bringing your DTI to 34%.
  
  
• Don't Mix Business and Pleasure
  All borrowers need a good credit score to qualify for the best loans. The highest score you can get is 850, and anything above 749 is considered excellent. Carrying large amounts of business debts on your personal cards will pull down your score. If you happen to miss a payment, that will drag your score down even further.
  
  Paying for business expenses from your personal accounts can also make it harder to produce the profit and loss statements you'll need. Start cleaning things up now by making sure you have a separate business checking account and a business credit card. Use these accounts to pay all business expenses without exception.
  
  
• Get Your Paperwork in Order
  There's a good chance your bank will ask for other documentation during the mortgage review process. This includes: 

1. 1. Your most recent investment and bank account statements
   2. Two years of residential history (including landlord contact information, if applicable)
   3. Proof of funds for your down payment
   4. Documentation regarding any other real estate you currently own

Studies have shown that a decluttered home sells faster, and at a higher price point. Still, the issue remains—what to do with all that stuff.

A lot of things can probably be donated, given away, or thrown out. It's also a good idea to have a big yard sale to unload some old, unwanted items. Still, you're going to be left with a lot. It can't go back into your old house, and your new house probably isn't ready for it yet. If you've found yourself in this tricky spot, renting a storage unit may be the solution you're looking for, but it's important to choose wisely. 

Finding the Right Storage Unit

Not all storage units are the same, and it's important to weigh your options carefully. Be sure to take a few factors into consideration: 

• Start early: Waiting until the last minute to find a storage unit could end up limiting your options and force you to compensate on size, price, and location. Start your search early to lock down a great unit.
• Size matters: Before choosing a storage unit, make a list of everything you plan to store so that you can estimate how much space you'll need. Storage units typically range in size from 5x5 to 10x25 feet. A 10x10 unit can hold roughly two bedrooms' worth of belongings, while a 10x20 unit is usually big enough to accommodate the contents of an entire two-bedroom house. 
• The company you keep: Be sure to only work with a reputable storage company. Price is a consideration too, but don't rent from a sketchy company just to save a few bucks. Low-end storage could end up leading to problems with pests, moisture damage, or even theft.

Packing for Storage

Once you've picked out the perfect storage unit, it's time to start packing! Here's how to pack smarter, and get the most out every square foot of your storage unit: 

• Put a label on it: It might seem like a chore now, but it's nothing compared to sorting through piles of unlabeled boxes. Always put labels on everything!
• Don't store valuables: Even in a great storage unit, there's still a chance—albeit a small one—that something could end up damaged or missing. So it's best to keep valuables close at hand. That includes anything worth a great deal of money (art, jewelry), prone to climate damage (musical instruments), or irreplaceable (family heirlooms).
• Pack strategically: No matter how full your storage unit gets, leave a path to everything. You never know what you may need to access, so you'll be glad you made access possible. That said, it's always a good idea to pack things you know you'll need toward the front, and stick things you know you can live without for a while toward the back.
• Get stacking: Don't forget to take advantage of your storage unit's height. Most units are at least 8 feet tall, so be sure to stack those boxes! You'll be able to fit in a lot more if you think vertically.
