Sell Las Vegas Home Staging Tips
Getting ready to sell your house? You probably already know that presentation is key, but our real estate agents want to make sure you really put your best foot forward when it comes to staging your home for an open house.

We've been listing Las Vegas homes for sale for quite a while now, and we've learned a thing or two about staging a house. Here's how to make your open house a big success: 

  1. Emphasize curb appeal. The first thing visitors will see when they arrive at your open house is its exterior, so it pays to make it look nice. Trim the shrubs, make sure the grass is mowed, plant some fresh flowers and greenery, sweep the walkway, wash the front windows, and make sure all garden tools and kids' toys are put away.

  2. Welcome guests to your porch. Take curb appeal a step further by welcoming your visitors to an inviting porch. Good lighting, some well-placed porch furniture and a couple of hanging plants go a long way; and even if you only have a tiny stoop, you can still make a good impression with a welcome mat and a potted plant or two.

  3. Get serious about cleaning. It's time to get your house clean, and we mean really clean – shining floors, sparkling windows, counters you could eat off of. Deep cleaning is one of the most effective ways to make sure your home makes a great impression during the open house.

  4. Strategically de-clutter. Take a good look at your house, and eliminate all possible clutter (with a few exceptions). Leave a few carefully chosen items, like a bowl of fruit in the kitchen, a vase of fresh-cut flowers on the counter, and maybe a book or two on the coffee table. Other than that, anything unnecessary must go. Find some off-site storage if you have to. Having clean, well-organized closets can be really helpful, so make sure your closets are nice and neat too.

  5. Stage the table. For many potential buyers, the kitchen and/or dining room are the most important rooms in the house. Capitalize by staging the dining room table so that visitors can get an idea of what it might look like when hosting guests.

  6. Freshen up the paint. A fresh coat of paint can really transform your home's interior, especially if your house hasn't been repainted in a while. Keep in mind that dark tones make a room look smaller, so light colors are the way to go. And even if you're a fan of bright, bold colors, it's usually better to choose a neutral shade that will appeal to every one.

  7. Light it up. Lighting is one of the most often overlooked aspects of home staging. Natural lighting is particularly effective, so throw open those blinds and pull back the drapes. In rooms without a lot of natural light, consider replacing bulbs and fixtures for a subtle, welcoming light, as opposed to a sterile, artificial look.
