Stainless Steel Cleaning

With more people than ever staying at home, this year's spring cleaning is getting some extra attention. Whether you're trying to get your kitchen spotless before adding it to the inventory of Las Vegas homes for sale or you just want to make your home look great, learning how to clean stainless steel appliances the right way can make a huge difference. 

Luckily, a few of our REALTORS® are cleaning pros. They've pulled together this list of their top secrets for making your stainless steel sparkle. 

Before you start cleaning, you'll want to make sure you have some soft microfiber cloths. This is your best option as they're non-abrasive and won't cause scratches. 

Always avoid things that can damage the surface of your appliances, including steel wool, scouring powders, ammonia, or bleach. Instead, try one of these four simple and effective cleaning methods.

  1. Vinegar and Mineral Oil
    This may sound more like a recipe for salad dressing than a cleaning technique, but stick with us! First, you'll want to gather your supplies. You'll need your microfiber cloths, white vinegar in a spray bottle, and mineral oil. Always avoid food-based oils, like olive oil or vegetable oil, as they can go rancid. You may also want to have some paper towels handy. Start by determining the direction of the grain (horizontal or vertical) on your stainless steel appliances and make sure that you clean in the same direction. Spray down the appliance with the vinegar and wipe it down using the soft cloth (or paper towels). This should take off the first layer of grime and start to reveal some shine. Once you've removed all the vinegar, dip a soft cloth in just a bit of oil and use it to polish the surface. Make sure to rub in the same direction as the grain. Keep in mind that a little bit goes a long way, and you can always go back for more. With just a little bit of elbow grease, all of the streaks and marks should disappear, leaving you with a shiny surface that looks brand new.

Owning a home is a goal most of us strive for. Typically, that goal involves a single-family home. But there are other options: most notably, a condominium.

A condo -- short for condominium -- is a dwelling unit that, like an apartment, is usually located in a building with other units. Your neighbors may be above you, below you or next door. The difference between a condo and an apartment is that you own the condo.

So who is most likely to gravitate to condo living? Generally, it's the person who wants to own his or her dwelling but doesn't want to be bothered with maintenance. But there are other factors that may impact your decision about whether buying a condo might be right for you when compared with other Las Vegas homes for sale

  1. Fees
    Because you are not responsible for the maintenance of a condo, you will pay fees for the cost of the maintenance for the grounds and building. Fees are usually required monthly, bi-monthly, quarterly or annually. While discussing these fees, ask the condo management what sort of reserve funds the condominium association has in case of emergencies. You have a right to know what shape the association is in financially, and a well-run condo association won't mind sharing this information.

Moving Tips to Vegas

Finding you're dream home is exciting, but let's face it. Moving is not fun. Luckily, our real estate agents have learned a thing or two about moving, and we're here to share some of our hard-earned knowledge.

Whether you're listing your Las Vegas home for sale, or are getting ready to move into your new home, our agents are dedicated to making the process as easy as possible. These are the most common things people forget when they move, and how to avoid forgetting them:

  1. Turning Utilities On and Off
    Few things are more frustrating than arriving at your new home and realizing that the gas hasn't been turned on, or there's no electricity. Be sure to notify your utility companies before you move so all your services are discontinued at your old house, and either moved to or started at your new one. The same goes for Internet service, cable TV, and trash pickup. 
  2. Getting the Right Moving Supplies
    Moving is hard enough, to begin with. Don't let a lack of supplies make it harder. Be sure to stock up on all the packing materials you need, including:
    • Boxes. Get them in a variety of sizes: big ones for lightweight stuff like pillows and bedding, and smaller ones for hefty items like books and kitchenware.
    • Packaging tape. Don't skimp; get the strong stuff so you can be sure your box won't fall apart while you move. 
    • Labels. There are a few different ways you can go, but make sure you have some way of labeling every box, so you know what's in it.  
  1. Making an "Essentials" Box
    Too many families pack everything they own without thinking about what they might need on day one. That can cause a lot of headaches, so save yourself a lot of trouble by packing an "essentials" box that has everything you might need the first day after you move. The precise contents of this box will be different for everyone, but good things to consider include:
    • Toiletries and cosmetics
    • Clothes for your first couple days
    • Snacks and beverages
    • A few of your kids' (or pets') favorite toys
    • Any tools you might need to get set up
  1. Packing All Your Stuff
    Seriously, you'd be amazed how much stuff gets left behind when people move, and not always on purpose. It's easy to accidentally leave things behind when you move, so take extra care to double- and triple-check every corner of your old house before you turn in your keys. Some of the most commonly left-behind items include:
    • Valuables and jewelry 
    • Kitchen appliances like coffee makers and microwaves
    • Personal records
    • Lamps
    • House plants
    • Chargers
    • Trash cans and recycle bins
  1. Letting Everyone Know You've Moved
    You don't want your birthday cards and magazines—or worse, credit card statements and tax returns—sent to your old house after you've moved. It can be exhausting to inform everyone in your life that you've moved, but you'll be glad you did. You can also fill out an official Change of Address form from the U.S. Post Office to cover all your bases. And be sure to tell the DMV!

Dam Short Film Festival

History of the Film Festival

Users of FilmFreeway, a festival submission platform, rate the Dam Short Film Festival in the top 1.5 percent of more than 7,000 film festivals and contests worldwide. The largest film festival in Nevada is also one of the most popular cultural events in the state.

The festival's roots date back to 2003 when Lee and Anita Lanier formed a non-profit organization devoted to sharing their love of short films. Over the previous 15 years, the pair had worked in film production and computer animation while directing half a dozen of their short films.

In 2005, the festival made its official debut with screenings at the American Legion Hall. As the festival's scope expanded, it moved to the historic Boulder Theatre in 2008. John LaBonney served as festival director from 2012 to 2019, and under his stewardship, the festival began attracting sell-out crowds.

The background of the Boulder Theatre is a worthy topic for its own short film. Built-in 1931, the 400-seat theatre was at one time the only air-conditioned building in the Boulder City area. Home Inspection Tips

As a seller, do you hold your breath during a home inspection, praying it won't sabotage the sale? According to the National Association of Realtors, nearly one-third of home sale transactions that collapse before closing are due to problems uncovered by the inspection.

Don't leave the results to chance. Take charge with these proactive home inspection tips our brokers have learned over years of experience.

  1. Understand the Purpose of an Inspection
    With the financial investment involved, home buyers are entitled to an accurate evaluation of the property's condition. Inspectors will review everything, but primary issues of concern are problems involving safety, structural defects, and building code violations. 

  2. Clean the House Thoroughly
    No, a dirty floor won't impact the report per se. What it will do is cause the inspector to question the quality of overall maintenance right from the start.

  3. Do Your Own Walk-Through
    Go through your home top to bottom, viewing it with a buyer's eye. Look for leaks and water damage, mold, bugs, damaged fixtures, and other problems. Don't overlook seemingly minor issues such as burned-out light bulbs or running toilets. 

  4. Provide Total Access
    Inspectors need to check every part of the home, so make sure to unlock the attic, clear a space around the furnace and hot water heater and remove any clutter. Don't forget about the garage and exterior, including the yard.

  5. Keep the House Fully Operationa
    If you're not currently living in the home, leave the utilities on so the inspector can check appliances, test the HVAC and run hot and cold water.

  6. Have Paperwork in Order
    Are the appliances under active warranty? Did you have the chimney cleaned recently? Gather receipts and documentation related to major purchases and maintenance to put in a folder for reference.

  7. Be Ready on Time
    As with most service people, an inspector's time is money. They have schedules to keep, and proceedings will get off on the wrong foot if you keep them waiting.

  8. Make Yourself Scarce
    Inspectors have a tough time doing their job properly with anxious owners hovering over their shoulder. Leave the home for the duration of the inspection and take any pets with you. Your real estate agent should be on hand to represent your interests.

  9. Don't Panic at the Results
    Nothing's perfect, so the inspection is bound to turn up at least a few issues. Fortunately, most buyers understand. Don't assume you'll have to deal with every single point noted on the report. Consult with your real estate agent to determine which issues are priorities.

  10. Have a Plan B
    Everything is negotiable, and that includes the findings in the inspection report. If you would prefer not to do repairs yourself, offer a credit or reduced price as an incentive. Creative options include funding a one-year subscription to a home warranty program and bartering for furniture, appliances, or other items a buyer may want.

  11. Consider a Pre-Listing Inspection
    Forewarned is forearmed. Getting your own inspection beforehand can be well worth the expense by giving you advance notice of potential problems. If the inspection comes up clean, you'll have peace of mind knowing your home is ready for sale.

Closing Costs for New Home Buyers

When exploring Las Vegas homes for sale, there are many things to consider. Your dream home will be in the perfect location, have all of the amenities, and fit your budget. While you're deciding how much you can afford for your home, it's important not to forget about closing costs. 

Our real estate agents recommend that prospective buyers save up 2 to 5 percent of the home's price to cover closing costs. This can include a wide variety of expenses, including (but not limited to) the following.  

  • Mortgage Application Fee - Your mortgage application fee is what the bank charges for processing your application. It's typically between $200 and $400. You may need to pay this ahead of time or at closing.

  • Appraisal Fee - An appraisal is required to ensure the property value is enough to secure the total amount of the loan. The cost is usually between $100 and $400.

  • Inspection Fee - Before you can purchase a home using financing, a professional must check the house for damage or other problems. A home inspection typically costs between $100 and $400.

  • Title Search and Title Insurance - This is a service performed by a title company to ensure no other parties have a legal claim to the property. The search is usually between $150 and $200, while title insurance typically costs about 1 percent of the property's price.

  • Recording Fees - Recording fees are what the local government charges to record your purchase transaction. They usually run between $40 and $60.

  • Transfer Tax - When you purchase a new (to you) property, you'll owe transfer taxes. The cost will vary depending on where the home is located. 

  • Legal Fees - You aren't required to hire a lawyer, but doing so can help ensure your interests are represented in the transaction. This can cost anywhere from $300 to $600, depending on the attorney.

  • Homeowner's Insurance - Most lenders require you pay the first year of your homeowner's insurance premium upfront. Sometimes you'll pay your insurance company directly while at other times you'll pay this cost at closing.

  • Private Mortgage Insurance (PMI) - If you make a downpayment of less than 20 percent of the home's value, you'll most likely have to carry private mortgage insurance. The cost will vary depending on the home's value, your credit, and how much you put down. On average, it runs about 2.5 percent of the mortgage balance.

  • Prepaid Interest - The lender may require you to pre-pay a partial month's interest if you close on a date other than the first of the month.

  • Points - Points are an optional expense that allows you to reduce your mortgage interest rate. 

  • Paying Your Closing Costs - Within three days of submitting your loan application, your lender will provide you with a "good faith estimate." This document outlines all of the closing costs. 

There are several ways buyers can choose to pay their closing costs. This includes paying cash, rolling the costs into the mortgage loan, and taking out a separate loan. It's also possible to negotiate having the seller or the lender cover some of the closing costs.
