It's almost closing day, and you've reached the top of the mountain, so now all that's left is planting your flag, grabbing your keys, and moving into your new home. Well almost. Your closing day doesn't have to be stressful when you prepare ahead of time.
Our real estate agents love helping clients cross the home-buying finish line. We've got six tips to help you prepare for closing day.
- Keep Your Finances in Order
Let's say you've been shopping for Las Vegas homes for sale, have identified the perfect match for your needs, and have even gotten pre-approved for a mortgage. The last thing you want is for that loan to fall through, and your lender will be keeping a close eye on your finances right up until closing day. Avoid opening new lines of credit, save big purchases for after you close, and double-check to make sure you resolved outstanding debts.
- Prepare Your Paperwork
Making sure that you have all of the documentation you need for closing will simplify the process. Be sure that you have:
• All loan-related paperwork
• Proof of homeowners insurance
• A government-issued photo ID
• Inspection reports
• A copy of your contract
- Clear Closing Day on Your Schedule
It's possible to close on a home relatively quickly and pain-free, but don't count it. Allow plenty of time for the closing on your schedule so that, if needed, you'll have the ability to work through any delays without worrying about what's next. If it turns out that closing is quick, you'll have a bit of extra time on your hands to prepare for your move.
- Start Calling Contractors
Even the most well-maintained homes will often require some maintenance work, and you likely have ideas for how you want to customize the house to your needs as well. Streamline the process by starting to call contractors before you move in, getting bids, and lining up any work you need to do on the home. Getting a head start on finding contractors means one less thing to worry about after you move into your new house.
- Transfer Your Utilities
Moving in is so much easier when you transfer your utilities beforehand, so it's a good idea to take care of the transfer ahead of time. Call the local utility companies to set everything up in advance, and make sure that the previous owner has put in their cancellation notice. With power and water turned on, you'll be ready to turn that house into your new home.
- Contact a Locksmith
There's nothing like being handed a set of keys for your new home, but it's important to remember that plenty of other people have been given keys to the house during the sales process. Once you close, calling a locksmith should be a top priority. A fresh set of locks means you don't have to worry about any unexpected visitors showing up – accidentally or otherwise.
