1. Do a Deep Clean
   It's essential to clean your house top to bottom when you're getting ready to sell. Pay particular attention to the entryway, kitchen, and bathroom, which, as studies have shown, are the rooms that potential buyers look at with the most scrutiny.
   
   
2. Let There Be Light
   Lighting is always important when you're selling a home. Let in as much natural light as possible to make your home feel warmer and more inviting, especially if you're selling your home in winter when the sun's rays are in shorter supply.
    
3. Eliminate Clutter
   Now is the time to get rid of unwanted items that are cluttering up your space. A cluttered home tends to be a big turn-off for buyers, so take the time to go through your belongings and decide what can go. Donate unwanted clothing, gather up old magazines for recycling, give away items that can go to a good home, have a yard sale to get rid of things you no longer use and throw away anything that can't be eliminated any other way.

Trim trees and shrubs, tidy up the porch, touch up the paint, eliminate lawn clutter, rake the leaves, and take any other steps that may be necessary to make the outside of your home look its absolute best.
   
   
7. Cook Something for the Season
   A buyer's sense of smell sends a lot of subconscious signals, which is important to consider on any day you're showing your home. Keep in mind that there are good food aromas and bad ones. By all means, bake some cookies, brew up some hot cocoa or serve hot apple cider. But you'll want to stay away from some of the more pungent food smells, like pasta sauce, curry, fish and meat smells.
    
8. Use Tasteful Decorations
   Selling your home during the holiday season means you can use holiday decorations to entice buyers, but don't overdo it, especially if you're selling after New Year's. A tasteful wreath on the door and a few holiday lights are great but avoid garish light shows and blow-up lawn displays.
